Dennis' Action Plan

Some agents will try and dazzle you with 20-30 things they say they do to sell your home. In reality, putting your home in the MLS, holding an occasional open house and placing an occasional ad is about the extent an agent will go to in their marketing of your home. The reason they try and convince you these things will sell your home is simple; they don't want to really WORK to get it sold. They want their broker to bear all the expense in exposing your listing and they have little or no investment in you and your property. Including their time. Most agents sit around waiting for a buyer to call or come over, this is called Passive Marketing.

I offer you my market plan. I believe in WORKING to get your home sold. You are paying me a commission to work, not just sit around.

You deserve more than just a sign in your yard and an occasional ad. My staff and I prospect on the telephone almost every day. I place attractive, yet vague ads that effectively entice many potential buyers to call, allowing me the opportunity to show them your home.

The following is my "Action Plan" and promise to you:

 

  • List your property at a price designed to meet your timeframe.
  • Enter your property into the Carolina's Multiple Listing Service (MLS) and the Cleveland County MLS, covering Gaston, Mecklenburg, Iredell, Lincoln, Union, Cleveland, and Rutherford County, and several other North Carolina Counties, as well as northern South Carolina. This exposes your property to approximately 9000+ local agents and in-turn, many, many more buyers.
  • Place your property on a 24-hour call-capture system that provides callers recorded information about your house, giving buyers a pressure-free (salesman free) information source about your home to anyone with an cell phone.
  • Market your listing to the buyers I'm already working with because of my designation as an Accredited Buyer Representative.
  • Submit a copy of your listing to our sales staff (over 120,000 agents world-wide, each already working with buyers.
  • Place our distinctive RE/MAX sign on your property and a lockbox for easy access. Making all appointments and notifying you in advance.
  • Place RE/MAX directional signs nearby (with permission/where legal) to entice passers-by to drive by your home.
  • Develop and place Photo Home Highlight sheets in and in front of your property so buyers can remember your home, and distribute these sheets to area real estate agents.
  • Guaranteed monthly advertisement in one or more of the following publications: Cleveland County Homes & Land, Gaston/Lincoln Homes & Land, The Star Home Magazine
  • Advertise your home on my Internet Marketing Page, www.dennis-bailey.com; www.selectcleveland.com; www.remax.com , www.realestate.com, www.carolinahome.com; www.realtor.com; dennisbaileyteam.com, clevelandcountyhomes.com, gastoncountyhomes.com, gastonhomesonline.com, kingsmountainhomesonline.com, boilingspringshomesonline.com, and many, many more!
  • Advertise with Numerous Photos of your property on the www.dennis-bailey.com web-site to ensure maximum exposure of your property.
  • Mail, E-Mail, or Fax a copy of your listing to the area's Top Buyer's Agents, these are the agents that are selling homes, thus, creating even more exposure. (I don't wait for MLS books to publish 3-6 weeks after your property is listed)
  • Follow up on all showings and report to you the buyer's/agents' opinions. 
  • Personally Pre-Qualify potential buyers to prevent taking your home off the market pre-maturely
  • Submit your home to our RE/MAX Relocation Network and any potential out-of-town buyers throughout the United States.
  • Represent and negotiate for you covering all the details and protecting your interests.
  • Handle all the follow-up and paperwork after you accept a purchase agreement making sure all aspects of the transaction are efficient.
  • Set up closing with attorneys and mortgage companies and notify you and all parties.
  • Send you Service Reports detailing the activities and results of marketing your property.
  • Pay you $50.00 for any un-returned phone message left on the voice-mail system. (12 business hours)
  • ALWAYS tell you the whole truth, even if it means losing your listing.
